5. Methods and limits
Coverage. LenDb counts are as of Nov 5, 2026, from the same database snapshot as the coverage page (/stats). Active loan officers are records whose latest status is active; a full profile comes from the loan officer's own page at their lender. The NMLS figures are year-end 2025 counts of unique state-licensed individuals and companies. Bank and credit union loan officers are federally registered, not state-licensed, and some of them are in LenDb's count, so the shares compare close but not identical groups. Coverage is partial and grows lender by lender.
Regulator-confirmed licenses. Each count is the number of loan officers with an active mortgage loan originator license on that regulator's own roster, one per person, with the roster's own date. Some rosters list only current licensees, and states without a public roster or a records reply are not in the table. Colorado, Louisiana and Pennsylvania files carry no NMLS ID, so only licenses matched to a loan officer by name and place are counted there, and those counts run low. California has two regulators, the Department of Real Estate and the Department of Financial Protection and Innovation, so it has two rows; the total counts a person licensed by both once.
How loan officers work. Shares are among licensed MLOs whose state record lists a work arrangement (the NMLS remote classification: fully remote, hybrid or office-centric), counting only active (Approved) licenses. Only Iowa, Nevada and Oregon have sent files with this field so far, and Oregon's is months older than the other two. LenDb stores the counts, not the classification of any person.
Lender concentration. HMDA 2025 closed-end originations on 1 to 4 unit homes (no home equity lines, reverse mortgages or 5+ unit buildings), counted by LenDb from the public loan-level file. Top lenders are ranked by loan count, one HMDA filer (LEI) each, so a company that files under two LEIs counts twice. Lenders below the HMDA reporting thresholds are not in the data. Lenders LenDb lists are HMDA filers matched to a lender record in LenDb.
