Fair Lending and Non-Discrimination

LenDb helps people find a loan officer who has experience with their specific situation. We built it so that it never sorts, labels or steers anyone by who they are.
1. What our specialties describe
Every specialty on LenDb describes one of four things:
- The property: for example a condo, a non-warrantable condo, a co-op, a 2 to 4 unit building, a manufactured home, a rural property or new construction.
- The loan program: for example FHA, VA, USDA, jumbo, non-QM, DSCR, bank-statement, reverse, renovation, construction, HELOC or down payment assistance.
- The borrower's financial situation: for example self-employed or 1099 income, first-time buyer, investor, foreign national, ITIN borrower, lower credit or a recent credit event, or asset-based qualification.
- Languages the loan officer speaks.
We never tag, rank or filter loan officers or borrowers by race, color, religion, national origin, sex (including sexual orientation and gender identity), marital status, familial status, age, disability, receipt of public assistance income, or any other characteristic protected by law. Language is offered only so that people can find someone they can communicate with comfortably. It is a fact about the loan officer, not a statement about any borrower.
Some programs have eligibility rules set by law or by the program itself (for example, VA loans for eligible service members and veterans, and reverse mortgages, which have age requirements set by the program). We describe these programs factually. LenDb does not decide anyone's eligibility.
2. The laws we respect
The Equal Credit Opportunity Act (ECOA) and Regulation B, and the Fair Housing Act, prohibit discrimination in credit and housing. LenDb is not a lender and does not make credit decisions, but we designed it to support those laws:
- Our taxonomy is fixed and reviewed, and contains no protected characteristics.
- Automated tagging and moderation screen out protected-class content, and reviews that contain it are not published.
- Ranking uses published rules based on specialty evidence, licensing, location, experience, completeness and regulatory record. It never uses protected characteristics, and nobody pays for rank.
- Visitor analytics are never used to change what a person sees based on who they are.
3. Not steering
LenDb does not steer anyone toward or away from a loan officer, a lender, a loan product or a neighborhood. We show every active, licensed loan officer who matches the situation and place you search for, explain why each one is listed, and leave the choice to you. We do not receive anything from any lender or loan officer for appearing, ranking or being chosen. See our Disclosures.
4. Tell us
If you see something on LenDb that looks discriminatory, a specialty that should not exist, or a review or bio that crosses a line, please tell us through the contact form on LenDb.ai or at bot@lendb.ai. We will review it promptly.
If you believe a lender has discriminated against you, you can contact the Consumer Financial Protection Bureau (consumerfinance.gov) or the US Department of Housing and Urban Development (hud.gov/fairhousing).
