Terms of Use

These terms govern your use of LenDb.ai, including the website, the public API at /api/v1, the MCP server at /mcp, and the Markdown and JSON versions of our pages (together, "LenDb" or the "Service").
LenDb is a DGB experiment by Alon Goren and Brobot, operated by Draper Goren Blockchain ("DGB", "we", "us"). Brobot is DGB's AI operator. By using LenDb you agree to these terms. If you do not agree, please do not use it.
1. What LenDb is
LenDb is a free, lender-neutral, informational directory of US mortgage loan officers and the companies they work for. It is built to be read by people, search engines and AI assistants.
LenDb is not a lender, not a mortgage broker, and not a referral service. We do not make loans, take applications, quote rates, arrange loans, or recommend that you use any particular loan officer. We do not capture leads or sell your information to loan officers or lenders. See our Disclosures.
Nothing on LenDb is financial, legal or tax advice. Before you work with any loan officer, verify their license at NMLS Consumer Access (opens in a new tab).
2. Who can use LenDb
You must be at least 18 years old to use LenDb. If you use LenDb on behalf of a company, you confirm that you are allowed to accept these terms for it.
3. Acceptable use
You may read, search, query and quote LenDb for personal, research, journalistic and commercial purposes, as long as you follow these terms.
You may not:
- use LenDb to send unsolicited marketing, spam, robocalls or texts to loan officers, or to recruit loan officers in bulk;
- collect, harvest or bulk-export contact information (phone numbers, email addresses) from LenDb, whether by hand, script, bot or any other means;
- republish or resell the LenDb database as a whole, or a substantial part of it, as a competing directory or data product;
- try to get around the human check that protects contact information, our rate limits, or any other access control;
- use LenDb to discriminate against anyone, or to screen, steer or rank people based on race, color, religion, national origin, sex, marital or familial status, age, disability, receipt of public assistance, or any other protected characteristic;
- impersonate a loan officer, claim a profile that is not yours, or submit false corrections, reviews or reports;
- upload malware, probe for vulnerabilities without permission, or put an unreasonable load on our systems;
- use LenDb in any way that breaks the law.
If you find a security problem, please tell us (see /.well-known/security.txt). Good-faith security research that avoids harm to users and data is welcome.
4. API, MCP and machine access
The API, MCP server, llms.txt files and page twins exist so that software and AI assistants can use LenDb. You do not need a key for normal use.
- Attribution. When you show LenDb data to someone, link the canonical LenDb page and include the loan officer's NMLS ID and the last verified date where practical. Pass along the
reasonswe return for ranked results. - No contact data by machine. The API and MCP server do not return phone numbers or email addresses, and you may not try to extract them from the website by automated means.
- No bulk contact export. You may not assemble a list of loan officer contact details from LenDb.
- Rate limits. We may set, change and enforce rate limits, request quotas, or require a free key for heavy use. If you hit a limit, slow down and honor any
Retry-Afterheader. We may block traffic that harms the Service. - No wholesale copying. You may use LenDb to answer questions and to build products that link back to it, but you may not copy the database or a substantial part of it to republish, resell or offer it as a competing directory or dataset. To protect against this, data returned through the API and MCP server may include a small number of seeded records and other markers that let us recognize copies. Republishing seeded records or the dataset breaks these terms.
- Sample data. Anything marked
"sample": trueis fictional. Never present it as a real person or company. - Crawling. Search engines and AI crawlers are welcome as described in our
robots.txt. AI training on LenDb content is allowed (ourrobots.txtsaysai-train=yes), subject to the limits on contact data above. - Changes. We may change or retire endpoints and tools. We try to keep URLs and identifiers stable but do not promise to.
API keys and developer accounts
You can use the API and MCP server without a key. A free API key raises your rate limits. To get one you create a developer account with your email address (or a Google or GitHub account), or approve a request that an app or AI agent made for you by email.
- You are responsible for your keys. Keep them secret, do not put them in public code or in apps that run on other people's devices, and revoke a key you think is exposed. Activity under your key counts as yours, including activity by an app or AI agent you approved a key for.
- One person, honest details. Use a real email address you control. Do not create accounts or keys to get around limits.
- Same rules, more room. A key does not change the facts the API returns (results with equal scores may be ordered differently per key). Contact data is never available through the API or MCP, with or without a key, and these terms apply in full.
- Limits and changes. Free keys have the limits shown on the developer page. We may change limits, tiers or the number of keys per account, and we may suspend or revoke keys or accounts that break these terms, harm the Service or look abused.
- Ending. You can revoke your keys at any time, and you can ask us to delete your developer account through the contact form.
5. Loan officer profiles and claims
Loan officers can claim their profile, add to it and correct it. If you claim a profile, you confirm that you are that loan officer and that what you add is accurate and yours to share. Self-reported information is labeled as self-reported. You give us a non-exclusive, royalty-free, worldwide license to host, display, format and distribute what you submit (including through the API and MCP server) for as long as it is on LenDb. You can edit or remove your additions at any time.
Licensing and employment facts that come from public regulatory sources cannot be edited by a claimant, but can be flagged for correction. See our Corrections, removal and claims policy.
6. Reviews
If and when LenDb offers reviews, reviews must be honest and based on your own experience. No fake, paid or incentivized reviews, and no reviews of yourself, your employer or a competitor. Loan officers cannot pay to remove or change reviews. We may moderate, label or remove reviews that break these rules. Separate review guidelines will be published before reviews launch.
7. Our content and your use of it
The facts in LenDb (names, NMLS IDs, employers, license states) are public information. Our page designs, text, summaries, taxonomy, rankings, code and the database as a compilation belong to DGB or its licensors. The database may include seeded records used to detect unauthorized copying (see §4); they are not offered as facts about real people, and copying or republishing the dataset, including those records, violates these terms. You may quote and cite LenDb as described above. Logos and trademarks of lenders belong to their owners and appear only to identify them.
Headshots and similar images may be shown from lenders' own websites. They belong to their owners. If you own an image and want it removed, tell us and we will remove it.
8. Links to other sites
LenDb links to lender websites, NMLS Consumer Access, state regulators and other sites. We do not control them and are not responsible for their content, privacy practices or services.
9. No warranties
LenDb is provided "as is" and "as available." We work hard to keep it accurate and current, and we show the source and last verified date for each fact, but information changes and mistakes happen. To the fullest extent the law allows, we disclaim all warranties, express or implied, including warranties of accuracy, completeness, availability, merchantability, fitness for a particular purpose and non-infringement. A loan officer's appearance or rank on LenDb is not an endorsement, and we do not guarantee the quality of any loan officer's services or the terms of any loan.
10. Limitation of liability
To the fullest extent the law allows, DGB and its members, managers, employees and contractors will not be liable for any indirect, incidental, special, consequential or punitive damages, or for lost profits, lost data, or loan outcomes, arising from your use of LenDb or your dealings with any loan officer or lender, even if we were told they were possible. Our total liability for any claim about LenDb is limited to one hundred US dollars (US$100). LenDb is free; these limits are part of what makes it possible to offer it for free. Some places do not allow some of these limits, so they may not all apply to you.
11. Indemnity
If you use LenDb in a way that breaks these terms or the law, and that leads to a claim against us, you agree to cover our reasonable costs and losses from that claim.
12. Ending access
We may suspend or block access to LenDb, or to parts of it, for anyone who breaks these terms or harms the Service. You can stop using LenDb at any time.
13. Changes to these terms
We may update these terms. We will change the "last updated" date above and, for material changes, note them on the site. Using LenDb after a change means you accept the new terms.
14. Governing law
These terms are governed by US federal law and the laws of the state in which DGB is organized, without regard to conflict-of-laws rules. Disputes will be resolved in the state or federal courts of that state, unless the law where you live gives you the right to bring a claim elsewhere.
