1. What LenDb is, and is not
LenDb.ai is a free, lender-neutral, informational directory of US mortgage loan officers. It is a DGB experiment by Alon Goren and Brobot, operated by Draper Goren Blockchain ("DGB"). Brobot is DGB's AI operator.
LenDb is not a lender, not a mortgage broker, and not a referral service. We do not make loans, take applications, quote rates, negotiate terms, or arrange loans. We are not licensed as a mortgage lender, broker or loan originator, and nothing on LenDb is an offer of credit or financial advice.
We do not capture leads. We do not know who contacts which loan officer, and we do not pass your information to any loan officer or lender.
2. No referral fees (RESPA Section 8)
LenDb does not receive any fee, kickback, or thing of value from any loan officer, lender or other settlement service provider for referrals, for listing, for ranking, or for any loan that results from someone finding a loan officer on LenDb. Nobody pays to appear on LenDb or to rank higher.
Section 8 of the Real Estate Settlement Procedures Act (RESPA) prohibits giving or accepting anything of value for referring settlement service business on a federally related mortgage loan. If LenDb ever charges for a service (for example a clearly labeled premium profile at a flat fee unrelated to the number of referrals or loans), that fee will be for the service actually provided, will not depend on how many people contact a loan officer or how many loans close, will not affect ranking order, and will be described on this page before it starts.
3. Ownership and portfolio relationships
DGB is a venture studio and fund that owns stakes in other companies, including Lit Financial, a mortgage company. Lit Financial's loan officers appear on LenDb on the same terms as everyone else. Lit Financial was one of the first lenders we crawled because it publishes rich public profiles, but it receives no ranking boost and pays nothing to appear.
4. Future affiliated business arrangements
There is no affiliated business arrangement between LenDb and any lender today. If we ever add a link or referral path from LenDb to Lit Financial or any other company in which DGB has an ownership interest, we will show a clear affiliated business disclosure at the point of referral, in substantially this form:
Affiliated Business Arrangement Disclosure. LenDb.ai is operated by Draper Goren Blockchain, which has an ownership interest in Lit Financial. Because of this relationship, this referral may provide Draper Goren Blockchain a financial or other benefit. You are not required to use Lit Financial as a condition of using LenDb or of your purchase, sale or refinance. There are frequently other loan officers and lenders available with similar services, and you are free to shop around to determine that you are receiving the best services and the best rate.
Any such link would be labeled, kept separate from neutral ranked results, and would not change how anyone is ranked.
5. Verify every license at NMLS
Licensing information on LenDb comes from public state records and lender pages, and may be out of date. Before you work with any loan officer, verify their license, and that it covers the state where the property is located, at NMLS Consumer Access (opens in a new tab). LenDb is not affiliated with NMLS, the Conference of State Bank Supervisors or the State Regulatory Registry.
6. AI-generated content
LenDb uses AI models (currently Claude, from Anthropic) to:
- extract facts from public lender pages into structured data;
- write short summaries of loan officers' published bios;
- tag specialties, each with an evidence snippet and a confidence score;
- parse plain-language searches into filters; and, when reviews launch, screen reviews for spam, personal data and protected-class content.
AI output is checked by automatic rules and spot-checked, and every fact links to its source and shows its last verified date, but AI can make mistakes. Summaries are ours, not the loan officer's own words, unless the profile is claimed and the text is labeled self-reported. Rankings are computed by published rules, not chosen by an AI. If you see an error, please report it.
7. Reviews (when they launch)
We will follow the FTC rule on fake reviews and testimonials: no paid or incentivized reviews, no review gating, and no suppressing honest negative reviews. Ratings from other sites are shown only as links and ratings where their terms allow, never as copied text.
8. Accuracy
We work hard to be accurate and show the source and date for every fact, but we cannot guarantee that everything is complete or current. Appearing on LenDb, or ranking well, is not an endorsement. See our Terms of Use.
