Non-warrantable condo
A condo in a project that does not meet Fannie Mae or Freddie Mac guidelines, so it needs portfolio or non-QM financing.
Why it is hard
Agency loans are off the table, so only lenders with portfolio or non-QM condo programs can close these, often with larger down payments.
What to ask a loan officer
- Which non-warrantable condo programs do you offer, and what down payment do they need?
- What made this project non-warrantable, and does that issue disqualify it with your investors?
- How many non-warrantable condo loans have you closed in this market recently?
